Healthcare Real Estate

We support clients operating across the health and social care real estate sector, helping them navigate complex regulatory, commercial, and operational environments. Our work spans routine estate management to major development and investment activity, ensuring your decisions are informed, compliant, and aligned with long‑term strategic goals.

Overview

We advise across the full breadth of health and social care real estate, supporting public bodies, independent providers, investors and charities on both business‑as‑usual estate matters and complex strategic projects. Our work spans asset management, development, funding, acquisitions and disposals, allowing us to support clients throughout the lifecycle of healthcare and care‑related property.

A core part of our practice is asset management for NHS bodies and independent healthcare providers. We act for NHS Trusts, NHS England, NHS Property Services and ICBs, as well as independent operators and charities, helping clients manage large and diverse estates efficiently while meeting governance, operational and regulatory requirements. This includes ongoing portfolio management, lease arrangements, estate optimisation and strategic support aligned to wider service delivery objectives.

We also advise on grant‑funded healthcare projects, acting for NHS England and, where required, ICBs in connection with funded estate initiatives. Our experience ensures funding conditions, delivery structures and property documentation align with public‑sector requirements and approval pathways.

Our development experience includes acute healthcare projects for NHS bodies, NHS Property Services, independent providers and the MOD, alongside specialist clinical facilities delivered within wider regeneration and health‑led campus schemes. We advise on real estate structuring, site assembly, construction documentation and delivery interfaces, working closely with colleagues in healthcare commercial, construction, infrastructure, energy and PFI to provide joined‑up advice.

Alongside this, we act on care home acquisitions and disposals for operators, charities and investors, and advise on Extra Care and supported living developments for local authorities and developers. We also support charities on a wide range of property matters, including real estate finance, acquisitions, disposals and estate management, reflecting the varied ways property underpins service delivery across the sector.
