Our team of specialist telecommunications lawyers draws on one of the largest dedicated real estate practices in the country. We work for all of the country's major network providers and the UK's largest infrastructure provider and understand the operational, technical, and regulatory pressures facing mobile and fibre operators, developers, and infrastructure businesses. We advise on all contentious and non‑contentious matters involving telecommunications infrastructure and the regulatory and legislative regimes that govern its deployment. Our work spans the full lifecycle of telecoms assets, from strategic planning and estates management through to business‑as‑usual operations and dispute resolution.

Our team has played a central role in supporting the industry-wide rollout of 4G and 5G, working with clients on projects covering the length and breadth of the UK. We provide trusted strategic advice on the Electronic Communications Code, including policy interpretation, statutory process, and public law considerations.

We also act for major infrastructure providers, including on nationwide programmes such as the Shared Rural Network. Our lawyers are experienced in negotiating master agreements and handling large volumes of individual site matters efficiently and within demanding timeframes. Whether navigating access issues, break rights, dilapidations or complex decommissioning arrangements, we ensure risks are understood and managed.

Telecoms Estate Strategic Adviser

Advising Cornerstone (originally established as a joint venture between Telefonica (o2) and Vodafone) on all aspects of their estate management spanning thousands of property interests as well as being a key strategic adviser since it was set up in 2012.

Data Centre Estate Management

Advising Virgin Media in respect of its technical data centre estate including litigation support on renewals and all estate management issues.

Mobile Network Estate Advisory

Advising MBNL (the joint venture between EE and H3G) in respect of the mobile network estate of EE and H3G.

Telecoms Master Agreements

Advising a large landowner on the master agreements for an estate of telecommunications sites and subsequently, the completion of a large volume of individual site agreements within limited but time critical deadlines.

Landmark ECC Claim – Paddington

Acting for Cornerstone in CTIL -v- LTH (Praed Street) Limited (UT), which was the first claim brought under the Code and the first to seek to survey land under the Code. An amicable compromise was reached and the first paragraph 26 Agreement was subsequently approved by an Order of the Upper Tribunal. This enabled Telefonica and Vodafone to then restore full coverage to the Paddington Station area.

ECC Precedent-Setting Appeal

Acting for Cornerstone in CTIL -v- The University of London (UT and Court of Appeal), which was the very first substantive hearing of issues under the ECC. It was to determine whether a site survey is an ECC right, and the successful outcome established an industry-wide principle under the ECC.
